Common questions

How long does it take?

A straightforward freehold purchase commonly takes two to three months. Leasehold takes longer, sometimes considerably, because information has to be obtained from the freeholder or managing agent.

What are searches and do I need them?

Local authority, drainage and environmental searches reveal planning, road, flooding and contamination issues affecting the property. If you are borrowing, your lender will require them.

Should we own as joint tenants or tenants in common?

Joint tenancy means the survivor automatically inherits. Tenants in common means each share passes under your will. The right answer depends on your circumstances, and it matters more than most people realise.

What is the difference between exchange and completion?

At exchange the contract becomes binding and you are committed. At completion the money moves and you get the keys. Between the two you are contractually bound, which is why insurance usually starts at exchange.
