Common questions

My landlord wants me out. What can I do?

It depends entirely on the notice served and whether it was valid. Housing law in this area has changed significantly and continues to change, so do not rely on what you have read online — take advice on your specific notice.

Can my landlord just change the locks?

No. Evicting a residential tenant without a court order is a criminal offence, and unlawful eviction claims can result in substantial damages.

My landlord won't do repairs.

Landlords have statutory repairing obligations that cannot be contracted out of. Report the problem in writing, then involve environmental health if nothing happens. Compensation may be available.

I'm the landlord and my tenant isn't paying.

There is a proper process and shortcuts create expensive problems. Get the notice right first time — most possession claims that fail, fail on defective notices.
